Acquisition survey of significant office property

Background

Roche Chartered Surveyors’ Project and Building Consultancy team were appointed by an investment fund to carry out an Acquisition Survey of Kier Construction’s former headquarters at  Tempsford Hall in Bedfordshire.

The property provides circa 77,000 sq.ft. of prime office space, set in 95 acres of parkland easily accessed from the A1. The property includes a purpose-built fitness centre and outdoor sports facility along with parking for around 400 cars.  The Old Hall dates from 1905 and has been developed over a number of phases, most recently in 2014 with a full refurbishment and an extension providing an additional 40,000sq ft Grade A offices.

Strategy

Acting with M&E sub-consultants Roche took the lead on the survey, inspecting the properties within 1 week of instruction and issuing the full report within 3 weeks. The quick turnaround allowed the investment fund to keep the acquisition on track while also highlighting a number of key risks the site provided.  The report focused on the repair and statutory compliance of the buildings, while also advising on the feasibility of its transition from a single occupier site to a multi-let office facility.

    Large North Norfolk factory sold

    Roche has completed the sale of large former factory premises in North Walsham.

    Robertson House is located in a prominent position at the entrance to the town’s principle industrial estate. The 3.71 acre site is currently occupied by 41,592 sq ft of buildings comprising workshop and warehouse accommodation with a two-storey office, forecourt parking and a rear yard. Also at the rear is large area of undeveloped land.

    The new owners are planning convert and develop the site to create a number of smaller units as a new industrial business park.

    Roche Retail, acting jointly with BWD, has completed the sale of 69 London Street, Norwich, on behalf of The Co-operative Bank.

    Repurposed office space proves ideal for NHS

    Roche has completed the letting of grade A office space in Norwich to the NHS.

    The 9,127 sq ft premises on Meridian Business Park in Norwich have been taken by the NHS on a 10-year lease. The office space has been repurposed for clinical uses, with Roche completing the letting on behalf of Dencora Investments.

    “Repurposing the offices for NHS further enhances Meridian’s position as a successful business park. It is a popular employment location, which has strong access routes due to its proximity to the Southern Bypass and Northern Distributor Road.”

    Norwich premises let to popular Scandi retailer

    A contemporary Scandinavian retailer is set to open a new store in Norwich this Spring. Roche has just secured Søstrene Grene as a tenant for premises at 15 -17 London Street.

    Established in Denmark in 1973, Søstrene Grene is a home retailer, selling furniture, interior decor, kitchenware, party supplies, stationery and toys. While it has 15 stores across the UK, the closest one to Norfolk is currently in London.

    Roche has let the London Street unit, principally arranged over a 5,612 sq ft ground floor, on a 10-year lease. The premises occupy a prominent corner location and have an extensive frontage, adjacent to Jarrold’s Department Store, making them an attractive proposition for retailers.

    “We are delighted to secure this letting for Søstrene Grene to move into the popular London Street shopping area. The location is within one of Norwich’s principal retail thoroughfares which link the professional business district, the Cathedral and railway station to the city centre.     Car repair firm drives new letting in Rackheath

    Halo Accident Repair Centre has moved into new premises north of Norwich, following a letting by Roche.

    The 8,082 sq ft warehouse is located on Ramirez Road within Rackheath Industrial Estate. Acting on behalf of Tilia Properties, Roche has let the premises to Halo on a 10-year lease with five year break.

    Roche is pleased to announce the letting of 4 – 6 Queens Road, Norwich, to China Town Supermarket.

    Roche has completed the letting of an office at 1 Bank Plain, Norwich, to Conisbee Consulting Engineers.

    The second-floor office forms part of a larger multi-let office building and ground floor retail premises located in the heart of Norwich. The property has also recently welcomed other new tenants – Francis Darrah Chartered Surveyors and Wright’s Café.

    Established in 1982, Conisbee Consulting has teams across London and East Anglia. Its first Norwich office opened in 2012.

    Educational play café debuts in Castle Quarter

    Engino, an educational STEM building system toy, has made its UK debut with a new ‘play café’ concept at Castle Quarter in Norwich, following a letting secured by Roche.

    The new ten-year lease sees Engino taking 4,405 sq ft across Units 54 – 55 at Castle Quarter – Norwich’s leading social, leisure and lifestyle destination. As well as selling Engino’s range of science, technology, engineering and mathematics (STEM) toys aimed at children aged 18 months upwards, the store is home to a ‘play café’ concept, enabling visitors to test out the brand’s unique building system while having a bite to eat.

    Launched in 2004 in Cyprus, Engino is a modular plastic system for children to construct vehicles, buildings and robotic machines. Together with associated Keiro software, it promotes problem-solving, critical thinking, collaboration and creativity. Its ‘Edutainment’ ecosystem includes STEM workshops, robotics camps and birthday parties, which will all be available in its new Norwich location.
